Located in the historical Old Town neighborhood in Chicago, 1250 N. LaSalle is a comprehensive condo deconversion executed by ML Group. From planning to design to construction, we utilized our cost-efficient turnkey approach to transform an outdated 196-unit condo building into an up-and-coming luxury multifamily product. Striking before and after shots demonstrate the effectiveness of our strategy.

A FRESH WELCOME

The updated seating area is anchored by a curved sofa, which resolves the challenge of existing oversized columns.

Looking down onto what was once an underwhelming lobby highlights the transformation of the entrance with statement lighting and updated finishes.

REDEFINED APARTMENTS

Dated kitchens received a much-needed facelift with stainless-steel appliances and a bright color palette, along with statement black hardware and fixtures.  

Storage space was maximized with the addition of cabinetry to the kitchen island.

With no structural work, strategic application of updated finishes completely transforms the space.

This previously dark and drab living space has been transformed into a vivid and reconceptualized idea of home.

A NEW KIND OF WORKOUT

An open ceiling and athletic-inspired colors were used to bring energy to this dilapidated and uninviting gym.

PET FRIENDLY

A brand-new dog wash was created from an under-utilized storage room.

A PLACE TO WORK & PLAY

An underutilized storage room has been transformed into a multi-purpose lounge featuring a loft-inspired open ceiling and fireplace.

THE GREAT OUTDOORS

Replacing a wooden deck and introduction of fire pits, outdoor TV, and functional seating help to make this rooftop deck the perfect place to socialize and entertain.

Views are maximized by the strategic placement of glass railings.

A new grilling space and dining areas maximize the outdoor experience of this urban rooftop.

A park-floating-above-the-city vibe is created with the addition of spaces dedicated to outdoor lawn games along with expansive beds of wild-flowers.

FUN IN THE SUN

Previously a fenced in basic rooftop, the addition of a water feature leverages all the available outdoor space to create a robust amenity experience for tenants.
